South Africa’s power crisis is typically measured in stages of blackouts, but for the nation’s property managers, the truer economic drain is invisibility. Across residential estates, commercial hubs, and healthcare facilities, operators routinely pay massive utility bills with almost no granular data explaining where the energy went. Real-time smart metering remains notoriously patchy, leaving major developments flying blind as they attempt to balance soaring tariffs with erratic supply.
It is a multi-billion-rand infrastructure blind spot that Centurion-based hardware manufacturer Dark Line Technology Solutions is betting it can solve. By building certified, industrial-grade connected hardware specifically for the volatility of the local grid, the startup is shifting the focus from simply surviving blackouts to actively controlling internal demand.
“The problem isn’t just a lack of power; it’s a profound lack of visibility,” says a representative for Dark Line Technology Solutions. “Most multi-unit developments have zero granular data on a per-unit level. Facilities managers are making high-stakes decisions about load, compliance, and budgeting based on pure guesswork. We built our infrastructure to turn those lights on.”
Unlike imported European or American systems that require pristine grid conditions, Dark Line’s NRCS and IEC-certified hardware is engineered to slot directly into South Africa’s existing, heavily stressed electrical setups via standard DIN rail mounts. Its flagship load management device, the Gecko Switch, tracks temperatures and power draws across heavy-use appliances like geysers and air conditioning units, feeding that data into a centralized software platform known as the Gecko Hub.
The immediate financial case for this level of micro-management is already playing out on the ground in Johannesburg. At Tri-Star Construction’s sprawling Fleurhof residential development, the challenge was to slash electricity costs for residents while ensuring hot water access during rolling blackouts. Dark Line deployed 260 of its SANS-compliant “Geyser Gecko” solar controllers across the site, with an additional 600 units currently in the pipeline.
By intelligently switching between solar and grid power based on real-time availability and cost, the Fleurhof development is now projecting up to R1.08 million in annual grid savings. The efficiency gains are stark at an individual level, too: data from a Johannesburg client using the exact same system hit an 89% solar utilization rate in February 2026, cutting a single geyser’s monthly bill by R1,486.78.
“The hardware is simply our entry point; the platform is the actual product,” the company noted regarding its strategy. “The Gecko Hub aggregates data from every single connected device on a property, making it instantly legible. As we expand into new appliance and infrastructure categories, the platform expands with it, giving engineers and specifiers the precise control that the domestic utility grid fails to provide.”
For a property sector increasingly forced to become its own power utility, the demand for localized, reliable data is no longer a luxury it is a baseline requirement for economic survival.
